We offer a comprehensive Full Management Service where the landlord entrusts the property to us or our Tenant Find Service where our role is more limited. We also offer various other services to assist landlords and have proven reliable local contractors to deal with any maintenance. Our fees are competitive and we carry out the services we say we will.
Tenant Find Service
This is our standard service and is often preferred by landlords who wish to be actively involved with the day to day maintenance of the property and to have regular contact with their tenants. The service includes:
- Property assessment to achieve maximum rent, property details prepared
- Prospective tenant viewings
- References by a professional referencing agency, preparation of the Assured Shorthold Tenancy Agreement
- Detailed Inventory and Schedule of Condition of the property
- Tenants’ deposit held in accordance with the Tenancy Deposit Scheme if landlord not registered.
- Informing utility companies and local authority of the change of occupant
- Regular statements and copies of invoices
- Check out service available upon request
Full Management Service
This premier service best suits the landlord who is living outside the area, maybe abroad, or one who prefers to be at arms length from the tenant. The service includes all the items from the Tenant Find Service plus:
- Visit and report on property every 3 months
- Team of professional local contractors carry out any maintenance required
- Serving of notices to leave and final inspection of the property.
If a landlord is going to live abroad they may need to be registered for overseas tax with the Inland Revenue; we can provide more information if applicable.
